Planning burnished concrete for a new build

Burnished concrete is a conversation to have before the slab is placed. If you want a subtle surface with natural variation, make the intended appearance part of the build brief from the start.

Show the team the intended look

Collect a small set of relevant references rather than a folder of very different finishes. Explain whether you like restrained surface movement, exposed aggregate or a particular sheen. These preferences can point to different processes. Confirm that everyone means the same thing by “burnished” before decisions about concrete placement and finishing are locked in.

Coordinate placement and the final treatment

The appearance of the surface is linked to how the concrete is placed and finished. A later finishing contractor cannot guarantee to recreate a reference image from any arbitrary slab. Bring the builder, placement team and finish specialist into the discussion early. Agree who is responsible for the intended surface and where the handover between trades occurs.

Allow for natural variation

Concrete is not a printed surface with a repeated colour. The visible result can include movement and differences across the slab. Decide whether that character fits the project, especially where a highly uniform look is important. Samples and relevant examples help frame expectations, but they should not become a guarantee that a large floor will match in every detail.

Plan protection through the build

Once concrete is intended to remain visible, the work happening above it matters. Ask the builder and finishing team to agree on suitable protection, access and the sequence of later trades. Clarify how spills, fixings and damage will be handled. Protecting an intended finished surface should be a project responsibility, not something considered only at the final clean.

Make the brief useful

Send floor plans, the proposed construction programme, suburb and your reference images. Include where the finish will be used and any adjoining materials or details. Peninsula can discuss whether the intended look suits a burnished approach or whether another concrete finish may better match the project. Early decisions leave more room to coordinate the result.
